How much down payment do I need for a commercial property in Florida?+

Bank CRE loans typically require 20–30% down, SBA 504 as little as 10% for owner-occupied, and bridge/private loans can go higher-leverage against value. Multifamily agency loans often allow 20–25% down for stabilized assets.

What is a DSCR loan and does my property qualify?+

DSCR (Debt Service Coverage Ratio) loans qualify off the property's rental income rather than your personal tax returns. Most programs require a DSCR of 1.0–1.25x, meaning rent covers the mortgage payment. Great for growing investor portfolios.

Do you finance out-of-state investors buying in Florida?+

Yes. Many of our multifamily and DSCR clients live outside Florida and invest in Tampa, Orlando, Jacksonville, and South Florida markets. Foreign national programs are also available.

How long does commercial closing take?+

Bank and agency CRE loans typically close in 45–75 days. Bridge and private-lender deals can close in 2–4 weeks when the file is clean. SBA loans usually run 60–90 days.

Can I use an SBA loan to buy a business in Florida?+
